Stockport in short
- Large stock of 1930s semis with cavity walls in Cheadle Hulme, Bramhall, Hazel Grove, Davenport and Heald Green — among the easiest heat pump retrofits there are.
- Cavities can be filled, which cuts heat loss and lets you fit a smaller, cheaper unit.
- Side passages give an obvious, low-argument place to put the outdoor unit.
- The Heatons add larger Victorian and Edwardian villas — solid walls, higher heat demand.
- The eastern townships towards the Peak are stone-built, higher and colder, and include the borough's most likely off-gas-grid properties.
If you own a bay-fronted semi in Cheadle Hulme or Bramhall built between the wars, you have the most heat-pump-friendly house in Greater Manchester and probably do not know it. The reasons are unglamorous but they matter more than the brand of heat pump you end up with.
Why the inter-war semi works so well
Three things. First, the walls have a cavity. If it has been filled — and if it has not, it usually can be — the wall U-value drops to something like a quarter of a solid brick wall's, which directly shrinks the heat pump you need and the running cost that follows. Second, there is a side passage, so siting the outdoor unit is a five-minute conversation rather than the central problem of the job. Third, the rooms are regular and the original radiators are often generously sized for a house that has since had loft insulation and double glazing added, which means some of them are already big enough to run at a heat pump flow temperature without being touched.
The one thing to check on 1960s and 1970s estate housing around Offerton, Brinnington and parts of Bramhall is microbore pipework. Very small-bore copper limits flow rates, and it is the sort of thing that should be found during the survey rather than on installation day.
The Heatons and older stock
Heaton Moor, Heaton Chapel and Heaton Mersey are a different proposition: large Victorian and Edwardian villas and semi-detached houses, generally solid-walled, with high ceilings and considerably higher heat demand. They are perfectly good heat pump houses, but the design has to be done properly — a bigger unit, more emitter upgrades, and a real conversation about whether some fabric work should come first. Stockport town centre also has conservation area designations around the Market Place and Underbanks, where the usual permitted development assumptions do not apply.
Most air source heat pumps in England go in under permitted development rather than a full planning application. they are still conditional — there are limits on the size and siting of the unit, and an MCS 020 noise assessment is normally part of demonstrating compliance. Conservation areas, listed buildings and flats are treated differently, and the council's planning team is the authority on your specific address. Assume nothing; check first.
Marple, Mellor and the Peak fringe
East of the borough the housing changes character: stone rather than brick, older village cores, and land that rises towards the Peak District. Two consequences follow. The obvious one is that design outside temperature is a function of your location and altitude, so a house above Marple or Mellor is sized against a colder winter design condition than an equivalent house in Cheadle — that means a slightly larger unit and more emitter capacity, not a different technology. The other is that the canal-side and village conservation areas out that way constrain external work, so siting needs checking with Stockport Council rather than assuming.
The Peak fringe is also where you find the borough's off-gas-grid homes, and that changes the money.
Grants available in Stockport
The Boiler Upgrade Scheme (BUS) covers England and Wales and is administered by Ofgem, so Stockport homeowners are eligible on exactly the same terms as anywhere else in England. The amounts are fixed:
- £7,500 towards an air source, ground source or water source heat pump.
- £9,000 where the property is off the gas grid and currently heated by oil or LPG. This is a £1,500 uplift, it applies to air-to-water and ground source only, and it runs from 21 July 2026 to 31 March 2027.
- £5,000 towards a biomass boiler — off gas grid, rural, emissions certificate required.
- £2,500 towards an air-to-air heat pump. Residential only, and it does not get the uplift.
Most of the borough is on mains gas, so £7,500 is the normal figure. But if you are in one of the outlying properties east of the borough that runs on oil or LPG from a tank rather than mains gas, you are in £9,000 territory until 31 March 2027 — and heat pumps replace oil far more convincingly on running cost than they replace mains gas, so that is the strongest case in the whole borough.
Two details worth knowing. First, you no longer need an EPC — that requirement was removed on 28 April 2026, which means outstanding loft or cavity wall recommendations can no longer block an application. Second, the installation has to be commissioned within 120 days of the Ofgem application, so the grant is not something to sit on. The MCS-certified installer applies for you and takes the grant off your bill; you never handle the money yourself.

Solar in Stockport
Detached and semi-detached housing across the south of the borough gives solar the two things it needs: uncluttered roof planes and room to fit a worthwhile array. Combined with a heat pump the argument gets stronger, because you are converting your own daytime generation into heat instead of buying it at 26.11p per kWh.
